The Property Manager job is licensed under the provisions of Florida Statute 468. The Property Manager is required to be knowledgeable about Florida Statute 718, which governs Condos. Under general supervision and in association with the Board of Directors, the Property Manager plans, directs, recommends, and implements policies and procedures to ensure the services required to maintain the common elements of the Association are provided in a first-class manner and accordance with community rules and regulations.
The ideal luxury high-rise condo property manager is a highly experienced and polished, service-oriented professional who ensures that an upscale residential community operates smoothly, efficiently, and at the highest standards of quality. They posess 3+ years of condominium property management experience, especially with luxury or high-end residential buildings, and are skilled at overseeing day-to-day operations, maintenance, vendor coordination, and financial performance, including budgeting and reporting. They excel in resident relations, delivering exceptional, high-touch service and building strong relationships with homeowners, boards, and staff while resolving issues promptly and professionally. Leadership skills are critical, as they supervise on-site teams (concierge, security, maintenance) and work closely with third-party vendors to maintain pristine property conditions. An ideal manager also demonstrates strong communication, organizational, and financial acumen, ensures compliance with relevant laws and community policies, and acts as a trusted liaison between residents and ownership, balancing operational excellence with a resident-first mindset.
This hands-on leadership position oversees the community's operational, administrative, financial, human resources, maintenance, and security functions. The position requires the Property Manager to be on call 24 hours a day, 7 days a week, for emergency consultation in the event of incidents requiring management intervention. All services of the Property Manager are under the direct supervision of Castle Management and are performed as stated in the Management agreement between the governing Board of Directors and Castle Management, LLC
